Warning Signs
Signs your roll-up gate needs repair
Call before a small fault becomes a stuck curtain. These are the symptoms that most often precede a failure.
- Suddenly heavy, or drops fast when lowered
- The curtain travels crooked, scrapes, or binds
- The motor hums but the curtain stays put
- Grinding, popping, or banging from the barrel
- Bent or separated slats after a vehicle strike
- The bottom bar will not seat, or locks will not engage
- Remotes, keypads, or sensors work intermittently
One caution. The curtain is counterbalanced by torsion springs wound inside the barrel, and that stored tension can cause serious injury. If the gate is behaving strangely, stop cycling it and keep untrained hands off the barrel.

A coiling door is a balanced system. Any one part of it can take the whole opening out of service.
Spring & barrel tension service
Torsion springs inside the barrel offset the full weight of the steel curtain. When they fatigue or break, the gate turns dangerously heavy and can free-fall. We re-tension, replace springs and bearings, and rebalance to spec.
Motor, chain hoist & operator repair
All three drive formats: manual chain hoists, tube motors inside the barrel, and wall-mounted operators. Burned-out motors, stripped gearboxes, failed limit switches, broken chains, and dead control boards.
Slat, guide & curtain repair
Vehicle strikes and years of cycles take a toll on the curtain. We replace damaged slats, re-secure endlocks, straighten bent guides, and rebuild bottom bars and locks.
Drive Systems
Chain hoists, tube motors & commercial operators
Most of what fails on a storefront system is the drive. We repair and replace the safety devices modern operators require under UL 325, including photo eyes and sensing edges, so the curtain stops before it meets a person or a vehicle.
If you want staff to open the gate with a fob, keypad, or phone instead of a key and padlock, we can tie a new operator into a commercial access control system and keep one credential set across every opening on the site.

Parking entrances and mall corridors need to close off after hours without trapping air or killing sightlines. Open-air security grilles coil overhead into a compact barrel and drop a steel lattice that keeps the opening ventilated and visible while it is locked down.
We size the grille and side-mounted operator to the daily cycle count, tie in the access control the structure already runs, and keep the guides and bottom bar serviceable for the long haul.


Replacement
Roll up gate replacement: when repair is not enough
Some gates should be repaired, and some have earned retirement. We recommend replacement when the curtain is rusted through or badly racked, when failures keep recurring on an aging barrel, when parts for a discontinued model have become uneconomical, or when a break-in attempt shows the gate is under-built.
Replacement is also the moment to fix old compromises: a properly sized operator, a perforated or insulated curtain that suits how the space is used now, and current UL 325 safety equipment. Terminology
Roll-up gate vs. roll-up door: what's the difference?
Functionally, very little. Roll up gate is what most people call storefront security curtains and grilles. Roll-up door, or rolling steel door, is what the industry calls the same coiling mechanism on a warehouse or loading dock.
Manufacturers group the family into five product types: rolling service doors, rolling fire doors, counter shutters, security grilles, and light-duty sheet doors. All coil vertically around an overhead barrel on the same spring counterbalance. Whichever word you use, if it rolls up over a commercial opening, we repair, install, and replace it.
One clarification. Coiling curtains are a different product family from the hinged and track-mounted gates that secure property entrances and lots. For those, our perimeter and entrance gate repair team handles the work.
Preventive Maintenance
Put your gates on a schedule
Coiling doors fail on the worst possible morning, usually after months of small warnings nobody logged. A maintenance agreement replaces surprises with a schedule, set to how hard the door actually works.
- Check and adjust spring tension, then cycle the curtain under load
- Lubricate the barrel, guides, and chain, and clear debris from the tracks
- Inspect slats and endlocks, and tighten fasteners across the assembly
- Verify limit switches, operator function, and manual release
- Test photo eyes and sensing edges against UL 325 entrapment protection
- Document every visit, including the required drop test on fire doors
